This is an exciting opportunity for a professional with experience in the property management field to join a privately held company with substantial potential for career growth.Brief Description: The Assistant General Manager plays a key role in working directly with the General Manager to make sure the property is running efficiently on a day-to-day basis. The Assistant General Manager is responsible for onsite financial planning and control including payroll, budget management, and maintaining resident accounts. The Assistant General Manager will also step in and assume the role of General Manager in situations where the General Manager is not available.Self Starter - Ability to execute and deliver results with minimal supervision.Outgoing - Demonstrates a friendly and captivating personality that draws interest in the propertyOrganized - Plan and organize tasks in an efficient productive manner. Pay attention to detail.Resilient- Able to be flexible and bend with changing circumstances and has a 'Whatever It Takes' mentality to meet goals.Collaborative - Ability to work closely with team members to achieve common goals.Coaching & Mentoring - Ability to effectively coach and mentor teams for high performance.Desired Skills and ExperiencePeopleAssist in the overall recruitment, hiring, training, coaching, evaluating, motivating and management of Community Assistants to obtain maximum productivity.Develop relationships with residents, guarantors, leads, and university officials and organizations.Sales & MarketingDevelop, implement, and continually evaluate a unique marketing plan for the property with the assistance of the marketing department and on-site team.Supervise and hold team accountable for meeting leasing goals through oversight and execution of marketing plan.Create connections and have a thorough understanding of the market.Capture prospects, give tours, and close out leases to meet monthly leasing goals.Customer ServiceDevelop and maintain a satisfactory resolution on resident problems.Work with the teams to develop plans to increase resident retention and achieve targeted resident retention.OperationsContinuously evaluate and communicate suggestions for improving site operations and participate in the discussion and decision-making process of enacting positive change.Assist in the submission of work orders, daily delinquency report, and monthly bill back of utilities.Ensure integrity of Entrata data by managing proper recording of contracts, posting items, and accuracy of reports.Help GM with vendor relations, expectations, and evaluations.Assist GM with all capital projects including planning, vendor engagement and bidding, progress inspections, and timeline (scheduling).Ensure daily site inspections are completed and all issues addressed in a prompt manner.Participate in property inspections, including quarterly and move-in/move-out.FinancialManage delinquency and oversee timely rent collection, follow up daily with delinquent residents, file legal proceedings, and be pleasantly persistent throughout the collections process.Ensure all deposit accounting is completed in a timely fashion.Education1-3 years of experience in Property Management in the student/multi-family housing industryHigh School Diploma, Bachelor's Degree preferredShould have some knowledge of industry software systems; preferably EntrataVery comfortable with Apple & Google Chrome Operating SystemsDemonstrated leadership ability and proven track record of success with the leasing processBenefits: PHILLIPS MANAGEMENT offers a competitive salary with bonus incentives based on individual as well as property performance.
